Short-Term Residence Permit in Turkey: Guide for Property Owners and Investors
Owning real estate or making an investment in Turkey is one of the most common grounds for applying for a short-term residence permit. This route is a practical and reliable option both for foreigners who travel to Turkey frequently and for those planning to live in the country long-term. With the right documents the application process is quite manageable, though recent regulations have introduced some additional requirements.
Short-Term Residence Permit for Property Owners
Foreigners who hold a title deed registered in their name in Turkey can apply for a short-term residence permit citing that deed. Both residential and commercial properties are accepted, though a residential title deed is preferred in practice.
Important Notice: Restrictions on Sales to Foreigners
Since 2022, sales to foreigners and residence permit applications have been restricted in certain provinces and districts. These restrictions are updated periodically. We strongly recommend checking the current list of restricted areas before purchasing or applying.
Residence Permit for Investors
Foreigners who make a significant investment in Turkey can also apply for a short-term residence permit. Qualifying investment types include:
- Depositing at least USD 500,000 in a Turkish bank
- Investing at least USD 500,000 in government debt instruments
- Providing employment for at least 50 people in Turkey
- Purchasing real estate worth at least USD 500,000 (also opens the door to Turkish citizenship)
Required Documents
- Application form (completed through the e-residence system)
- Passport and apostilled notarised translation
- 4 biometric photographs
- Notarised copy of the title deed (if applying on property grounds)
- Bank statement showing sufficient financial means (last 3 months)
- Health insurance valid in Turkey
- Residence permit fee receipts
- Proof of address (title deed or, if renting, a lease agreement)
Permit Duration and Renewal
A short-term residence permit is granted for a maximum of 2 years. A renewal application can be made 60 days before expiry. Renewal on the same grounds is generally approved as long as the title deed remains registered in your name.
